Sell Your Home

For homeowners looking to sell their property "as is," or for brokers representing clients with smaller homes or those needing repairs, Mirikeen Homes is interested in exploring potential fits. Unlike many builders, we offer the ability to close quickly, and our reputation for honoring agreements and timelines adds to our appeal.

Process & Expectations

Selling off-market to a builder can be an intimidating process if it's your first time. We keep it simple and straightforward so you know exactly what to expect throughout the process. We start by looking into your property details, title and as-builts that include easements and other details that we can find online. At that point we’re able to make an offer based on what we think we can build and how much it will cost. Once we go under contract, we have a short feasibility period that will include a property visit to confirm there are no issues with trees, setbacks or storm water drainage. If we don’t approve feasibility, you are free to keep the home or sell it to anyone else. If we do approve feasibility, you receive non-refundable earnest money and we prepare to close on the agreed date.

Benefits of Off-Market

Not selling the traditional method isn’t for everyone, but for the right seller and property it can be a great fit. Reducing the hassles and costs of preparing your home for market and the inconvenience of leaving your home for open houses and private tours is valued by many. Selling your home “as-is” means exactly that: no repairs, updates or honey-dos. Quick math can show you the cost savings, but you’ll have to measure the stress relief you’ll have by not worrying about any of this. Worst case scenario is you don’t like your off-market offer price and sell on the MLS for market value.

Ideal Matches for Selling As-Is

Selling off-market to a builder isn’t a good fit for everyone. Both the homeowner and property need to be a fit. If the seller is looking to minimize the costs associated with updating the home for market, there can be significant out-of-pocket savings to the homeowner. It can be a lot of work and inconvenience to replace a roof, carpet or hot water heater if you’re a DIY warrior. Homes that are on the smaller side or in need of deferred maintenance can sometimes get an offer over what Zillow or Redfin might tell you it’s worth because a builder is interested in the lot, layout and neighborhood over the home structure’s value. If you feel like this description is a fit for you, a quick call with us might make sense.
